How does Glen Gate operate?

Glen Gate operates as a team. We are the designer, project manager and builder of your project. We team up with you (the client) so that we are all in alignment as the project gets defined and evolves. It becomes a 3-way collaboration with the client, not a 3-way adversarial relationship.

Do you use in-house crews or sub contractors?

Most specialties are in-house: masonry, pool construction, planting, lighting, plumbing, irrigation, structural and site work, general carpentry and other technical aspects.

Some specialty disciplines are brought in as sub-contractors, under the control of our own trained Construction Managers.

We do this to provide the sophistication that some unique specialties require. Over the years, we have vetted the subs we work with, so their quality matches our quality.

What is the role of Glen Gate’s project management? Is it necessary?

Project management (also called Construction Management) is a partner to the designer and the client; and is the glue that holds the project together during execution.

It is a key component to manage the information flow and streamline execution. It removes the finger pointing and divided responsibility that can occur on a project that is bid out to an outside contractor.

What does it mean when you say, “you will take care of the whole thing”?

Glen Gate handles everything, from zoning, to design, to town meetings, to research, to comprehensive planning, to supervised execution (construction managed) to design management, to completed punch lists, to service to pro-active warrantees, to continued involvement by designer and builder long after project is completed. 

It also means you can use us for the comprehensive maintenance and care of your landscape, pool, gardens and property. 

It is said a landscape design takes 7 years to reach its full potential. Therefore, we offer maintenance and cultivation services to ensure the landscape design reaches its full intent. 

Will your approach take longer, or shorter, than if I hire a Landscape Architect and bid out the job? 

It is ultimately shorter with the Glen Gate approach. Here's why:

Our designer provides budget information during the entire design process - there is no need to start over because a project comes in woefully over budget.

Our Construction Manager controls the entire schedule once the client decides to go ahead - the project is not at the mercy of a sub contractor who does not show up.

We take time up front to ‘design out’ the problems, instead of discovering them later on when the project is under construction (at which point, you will spend more time and money to fix the problem).

We do all the permit and zoning research upfront, so we are not caught in a situation where we must settle on a mediocre or unwanted solution.

This process allows us to deliver with greater efficiency and eliminate duplication of efforts.

Your costs seem higher than the “average” contractor, what goes into the costs?

Actually the costs are very similar to a project where quality and execution are important.

If a home owner were to hire an architectural team; then secure bids from a qualified builder, then hire a construction manager to oversee all the aspects of the project including hard schedules, concrete work and plantings, then the resulting costs are the same.
